What
do we do?
In 2005 we opened Vanguard Realty, a full service real estate
brokerage company serving the Knoxville and surrounding areas.
Our business is to buy and sell single family homes. We purchase
our homes in Tennessee and Arkansas. We use investors’ money
to purchase property at foreclosure auctions. In exchange for
using their money we pay an agreed upon annual percentage rate.
All funds are secured by real estate.

The company is a Tennessee S-corporation founded by Paul Chattaway
in the spring of 2000. Throughout this time Paul has bought and
sold over 100 single family homes. In 2005 he opened Vanguard
Realty a full service brokerage company.
Why
do we need investors money? Why not use banks and other lending
institutions?
This is a question we get often. One reason: cash. In real estate
cash offers get the best deals. Whether were buying from an auction,
a financial institution, or an individual, cash offers usually
win. We use investor’s money because we need the capital
within 24 hours to purchase the property. Banks and other lending
institutions cannot lend money that quick. They usually need to
have at least 3 weeks to get their appraisal, title work and loan
commitments approved. By that time someone else has already purchased
the property.
