Rancher
sq. ft. vs. Two story sq. ft.
Why
is the rancher style home that has the same square footage as
a two story home so much more expensive.
It
is simple, the foot print that a rancher style home takes up has
to be twice that of a two story home. Why, you ask. It takes twice
the amount of footers, foundation, shingles, and many other things
a a regular two story home. The two story builds on the previous
floor, not more foundation that has to be layed. The foundation
is an expensive part of the home. The expertise and precision
of laying footers and foundation is paid for in the price of the
home.
Personally,
I think that a rancher is sturdier than a two story, and it is
easier to see what is going on. But, in this case a pocket book
usually yells louder (if you know what I mean)
I
think that one of the architectural design gems is the split level
floor plan. These are great, because there is very little wasted
space. The stair well is the main foyer and maximizes that use
of space. They are an inexpensive way to get additional floor
space without adding too much house.
Most
home owners rule out houses based on the square footage for the
price, just be careful no to count out too many homes because
of this.
