Hot water tank repair:
Water storage tanks are an effective means of storing water for various
purposes such as commercial, residential, water treatment, irrigational
and agricultural. Water tanks features that are important are strength
and durability and leaks and residue can be avoided by using FDA approved
products.
The following are some of the problems faced in hot water tank and their
possible repairs.
Hot Water Tank Repairs - Troubleshooting all Hot Water Tank Problems:
If the water is not hot:
First, remove the upper thermostat cover plate and check the upper limit
switch button. If it trips, press it to reset. Check power at the input
terminals of the upper thermostat. If no power is present then check
the circuit breakers or wiring to the water tank. Check voltage at the
upper heating element. If there is power at the heating element but the
element is not getting hot then the heating element needs to be replaced
and if there is no power then the upper thermostat needs to be replaced.
If there is lack of hot water or the water temperature is too low:
When the upper portion of the tank is hot, the upper thermostat removes
power from the upper heating element and transfers the power to the lower
thermostat. If the lower thermostat is defective, then the lower portion
of the tank will not be heated and the supply will be less. Check power
at the upper thermostat terminals. If there is no power then the upper
thermostat should be replaced. Check power at the lower heating element.
If there is no power, then replace the lower thermostat. Also check for
a broken dip tube and replace if necessary.
If the water is too hot:
Check power at the upper heating element. If power is present at the
element, the top thermostat is defective. If power is present at the
lower heating element then the lower thermostat is defective. Another
possible cause maybe the thermostats not pushed firmly against the tank.
If the TPR relief valve is leaking:
The relief valve operates if the temperature is too high or if the pressure
gets too high.
Place an expansion tank in the line at the inlet to give the increased
volume an outlet and to prevent operation of the relief valve.
If there is a banging noise:
Scale builds up on the heating elements and causes noises to occur while
heating. Remove the heating elements and clean or replace them.
If there is stink:
Various bacteria can react with the magnesium anode resulting in odor.
Clean the tank with chlorine bleach or change the anode rod to aluminum.
In this way, all problems pertaining to hot water tanks can be repaired
easily and effectively.
